Portfolio

Acquisition targets generally share the following characteristics:

• LIHTC assets that will be QCP or QC exit-eligible within 36 months from acquisition (or portfolios, where approximately 40% or greater of the total inventory of the portfolio will be QCP eligible within an equivalent period)
• LIHTC assets where Ex Voto can assume the General Partner (GP) position and oversee the operation of the asset through the QCP
• LIHTC assets that Ex Voto can take through the end of the compliance period, oversee needed CapEx, and re-introduce as market-rate communities, with a new, higher rent structure though one catering to the 61-90% income cohort, based on the Area Median Income (AMI) metric.

Ex Voto Capital has assembled a team capable of transacting in the LIHTC market as it i.) possesses significant barriers to entry, ii.) is carefully supervised and regulated and iii.) requires a longer hold period to generate returns.
