Ex Voto Capital executes a market-leading investment strategy focused on affordable and workforce housing. We are, each of us, full-cycle investment professionals, with acquisitions, due diligence, investment research, asset management and capital markets skills honed over many decades. We invest on behalf of accredited, sophisticated investors, including family offices, HNWI/UHNWI, wealth and other private equity managers, insurance companies, hedge funds, endowments, sovereign wealth funds, and the plan sponsor community.
The name of our firm derives from the Latin phrase, "Ex Voto," which connotes "in fulfillment of a vow or promise." We believe an investment manager's imperative is to serve as fiduciary of the capital entrusted to it, and to manage its portfolio assets with an absolute focus on fair and equitable dealing, minimizing risk and generating outsized returns. To do so with care, and with conscience, is the promise each member of the Ex Voto team brings to their work.

Our Approach
Ex Voto Capital pursues a niche strategy within the affordable and workforce housing space. Our research shows - - borne out by our transactional experience - - that we can achieve quantifiable risk premia (excess returns) through this approach. Our acquisitions criteria
is as follows:
- Multifamily communities of 125 units or greater
- Mature Low Income Housing Tax Credit (LIHTC) assets eligible for the Qualified Contract Process (aka "QC Exit") within 36 months from date of acquisition
- Class B+ through C- assets | 1990 or later vintage assets
- Projected hold period of seven to ten years
- LIHTC, workforce, opportunistic
- Geographic diversification is pursued
